Job summary

American Avenue Property Management LLC in Louisville, KY seeks an HVAC Residential Maintenance Technician to lead service for our single-family rentals. Diagnose, repair and install HVAC equipment, coordinate with residents, and document work in our app.

Requirements: EPA Universal, 3+ years of hands-on HVAC experience, own truck/van and hand tools (reimbursed), valid driver's license, and ability to pass a background check; occasional multi-trade tasks apply.

Qualifications

• 3+ years hands-on residential HVAC diagnostics and repair.
• EPA Universal required.
• Own truck or van and hand tools; tools reimbursed and mileage paid.
• Valid driver’s license and ability to pass a background check.
• Live within reasonable distance of Louisville (SDF). Attics/crawlspaces and up to 50 lbs.
• Experience with multi-trade maintenance is a plus.

Responsibilities

• Diagnose and repair residential HVAC: split systems, heat pumps, gas furnaces, package units, mini-splits
• Refrigerant work — leak detection, recovery, charging (EPA 608)
• Thermostats, condensers, blower motors, capacitors, board-level troubleshooting
• Potentially full system installs and change-outs
• Plumbing, electrical, carpentry, and appliance calls (multi-trade days)
• Turns/make-readies between residents: punch lists, repairs, light reno
• Property inspections, vacancy checks, move-in/move-out walks
• Document everything with photos in our app (iPhone/iPad)
