Job summary

American Avenue Property Management LLC seeks a Residential Handyperson (Property Engineer) to lead HVAC service for single-family rentals across Toldeo. You’ll diagnose and fix HVAC systems on a route-driven schedule, with no office micromanagement and direct accountability to residents.

The role requires 3+ years of hands-on HVAC experience, EPA Universal certification, and owning your truck/hand tools. Mileage reimbursement and a quarterly bonus complement a strong benefits package.

Qualifications

• EPA Universal certification (or equivalent)
• 3+ years hands-on residential HVAC diagnostics and repair
• Own your truck/van and hand tools; tools reimbursement + mileage pay
• Valid driver's license; live within reasonable distance of Toledo

Responsibilities

• Diagnose and repair residential HVAC: split systems, heat pumps, furnaces, package units, mini-splits
• Perform refrigerant work: leak detection, recovery, charging (EPA 608)
• Install/upgrade thermostats, condensers, blower motors, capacitors, boards
• Potential full system installs and change-outs
• Handle plumbing, electrical, carpentry, and appliance calls as needed
• Conduct turns/move-outs: punch lists and light renovations
• Perform property inspections and vacancy walks; document with photos in app
