Job summary

Nautilus Homes is seeking a Residential Construction Superintendent to lead the on-site execution of custom waterfront homes in Sarasota. This role partners with an experienced team, trade partners, and design professionals to bring complex plans from paper to completion.

You will oversee daily field operations, manage subcontractors, schedule progress using Procore, and uphold Nautilus standards for quality and safety. A strong focus on documentation and communication is required.

Qualifications

• 5+ years of experience in superintendent or similar residential construction leadership.
• Experience building custom residential projects.
• Ability to read and interpret architectural, structural, civil, and interior design plans.
• Procore experience is required.
• Strong computer skills including Microsoft 365, Outlook, Excel, and Word.
• Experience with Bluebeam Revu or similar PDF markup software.
• Clean driving record and ability to pass a background check and Drug Free Workplace program.
• Comfortable learning and adopting new technology and AI tools for documentation and communication.

Responsibilities

• Manage subcontractors, suppliers, inspections, and material deliveries to keep projects on schedule.
• Maintain and execute project schedules using Gantt charts, Procore, and look-ahead planning.
• Coordinate with Project Managers, architects, engineers, interior designers, and trade partners.
• Conduct daily quality control walks and ensure work meets plans and Nautilus standards.
• Maintain a clean, safe, organized jobsite ready for client or design team walkthroughs.
• Complete accurate daily logs, inspections, photos, and field documentation using Procore.
• Review shop drawings and construction documents for accuracy.

What You’ll Do

• Oversee daily field operations from pre-construction through final punch list.

• Coordinate closely with Project Managers, architects, engineers, interior designers, and trade partners.
• Conduct daily quality control walks and ensure work is completed according to plans, specifications, and Nautilus standards.
• Maintain a clean, safe, and organized jobsite that is ready for client, architect, or design team walkthroughs.
• Complete accurate daily logs, inspections, photos, and other field documentation using Procore.
• Review shop drawings and construction documents for accuracy.
• Read and interpret plans ranging from civil and architectural drawings to interior design documents.
• Proactively identify and resolve jobsite challenges before they impact the schedule or quality of the project.
• Maintain organized digital project documentation and communicate updates through Microsoft 365 and company systems.
• Use technology and AI tools when appropriate to improve communication, documentation, and efficiency.
• Champion Nautilus Homes processes and contribute to continuous improvement across the field operations team.

What You Bring

• 5+ years of experience as a Superintendent or in a similar residential construction leadership role.
• Experience building custom residential projects.
• Strong ability to read and interpret architectural, structural, civil, and interior design plans.
• Procore experience is required.
• Strong computer skills, including Microsoft 365, Outlook, Excel, and Word.
• Experience with Bluebeam Revu or similar PDF markup software.
• Comfortable using mobile applications for daily logs, inspections, photos, and field reporting.
• Strong organization and planning skills with the ability to manage competing priorities and deadlines.
• Professional communication skills and the ability to work effectively with clients, Project Managers, architects, engineers, interior designers, subcontractors, and vendors.
• A calm, proactive approach to solving problems and managing jobsite challenges.
• Pride in maintaining a clean, safe, and well-organized jobsite.
• Comfortable learning and adopting new technology, standardized workflows, and AI tools such as Claude or ChatGPT to support documentation and communication.
• A passion for custom home building and a commitment to quality craftsmanship.
• Clean driving record and ability to pass a background check and participate in our Drug Free Workplace Program.
