The Home Builders Association of Winston-Salem is seeking an experienced Residential Construction Site Superintendent to oversee luxury custom home projects on-site from groundbreaking through homeowner occupancy. You will coordinate subcontractors, manage schedules, ensure quality, and enforce safety standards to deliver exceptional homes.

We are seeking an experienced, highly organized, and detail-oriented Residential Construction Site Superintendent to oversee the construction of luxury custom homes. This individual will be responsible for managing all on-site construction activities, coordinating subcontractors, maintaining quality standards, ensuring schedule adherence, and delivering an exceptional building experience for our clients.

Primary Responsibilities

• Manage all day-to-day field operations from groundbreaking through homeowner occupancy.
• Coordinate and supervise subcontractors, vendors, and suppliers to maintain project schedules.
• Maintain exceptional quality control throughout every phase of construction.
• Conduct regular inspections to ensure compliance with plans, specifications, building codes, and company standards.
• Read and interpret architectural drawings, engineering plans, and specifications.
• Schedule inspections and coordinate with local building officials.
• Maintain a clean, safe, and organized jobsite.
• Identify and resolve construction issues before they impact schedule or quality.
• Work closely with project managers regarding budgets, scheduling, change orders, and client requests.
• Communicate effectively with homeowners, architects, interior designers, engineers, and consultants.
• Monitor material deliveries and verify quantities and quality.
• Complete daily job logs, progress reports, and photo documentation.
• Enforce OSHA safety standards and company safety policies.
• Assist in final punch list completion and ensure homes are delivered with exceptional quality.

Qualifications

• Minimum 5 years of experience as a residential superintendent, preferably with custom or luxury homes.
• Thorough understanding of residential construction methods, sequencing, and best practices.
• Ability to manage multiple subcontractors simultaneously.
• Strong leadership and problem-solving skills.
• Excellent organizational and time management abilities.
• Ability to read and interpret blueprints and construction documents.
• Working knowledge of residential building codes.
• Proficient with Microsoft Office and construction management software.
• Valid driver's license and dependable transportation.

Preferred Qualifications

• Experience building custom homes valued at $1 million and above or $500k+ remodels.
• Knowledge of high-end finishes, cabinetry, millwork, luxury interiors, and specialty installations.
