Job summary

Responsibilities

  • Own project performance from contract handoff through closeout, including schedule, budget, margin, quality, safety, and client satisfaction.
  • Forecast several weeks ahead to resolve material needs, selections, approvals, inspections, sequencing, and trade coordination.
  • Serve as primary client contact with clear weekly updates and expectation setting.
  • Maintain and communicate project schedules; manage changes with clients, subs, vendors, and team.

Residential Construction Project Manager

Location: Orleans, MA. Office and job sites across Cape Cod, primarily Dennis to Provincetown.

For more than 25 years, Fitzgerald Custom Homes has built and remodeled high-end homes across Cape Cod with one clear standard: elevate the experience. Our work includes custom homes, whole-home renovations, additions, and exterior projects, typically valued from $500,000 to $2 million.

The Project Manager has primary ownership of each assigned project's client relationship, schedule, budget, margin, and contract administration. You will manage three to five active projects, work closely with the Site Supervisor and trusted subcontractors, and stay several steps ahead of materials, decisions, inspections, and long-lead items. This is a forward-looking management role with significant office and systems work; not a field-superintendent position.

Key Responsibilities
  • Own project performance from contract handoff through closeout, including schedule, budget, margin, quality, safety, and client satisfaction.
  • Forecast several weeks ahead to resolve material needs, client selections, approvals, inspections, sequencing, and trade coordination before they affect production.
  • Serve as the primary client contact, providing clear weekly updates, setting expectations, addressing concerns, and preventing surprises.
  • Build and maintain project schedules; communicate changes early to clients, subcontractors, vendors, and internal team members.
  • Manage contract administration, including scopes, allowances, selections, purchase orders, draw schedules, lien waivers, and closeout documents.
  • Prepare, price, and secure approval and payment for change orders before additional work begins.
  • Manage subcontractor buyout and performance, ensuring complete scopes, ready job sites, quality workmanship, and milestone-based payments.
  • Maintain accurate, timely project data in JobTread, including budgets, costs, schedules, documents, selections, and client communications.
  • Lead project closeout, including completion-list completion, warranty documentation, homeowner materials, final billing, and referral-worthy handoff.
Qualifications
  • 7+ years of residential construction project management experience, including custom homes or whole-home renovations valued at $500,000 or more.
  • Demonstrated ability to forecast risks, protect planned margins, and keep multiple complex projects moving on schedule.
  • Strong computer skills and high accuracy in cloud-based construction software; JobTread experience is preferred, while Buildertrend, Procore, or CoConstruct experience is transferable.
  • Excellent written and verbal communication, with the judgment and professionalism to serve clients on high-value custom residential projects.
  • Ability to read and coordinate architectural, structural, and MEP plans and manage detailed scopes, selections, and budgets.
  • A Massachusetts Construction Supervisor License is required; Cape-specific permitting and coastal-construction knowledge are valuable.
  • Valid driver's license and driving record that meets company insurance requirements.
  • Employment is contingent on completion of a job-related background check, where permitted by applicable law
  • Must reside on Cape Cod or be able to relocate before the start date and report reliably to project sites throughout the assigned area.

Pay and Benefits
  • Full-time, year-round, W-2 position, with biweekly direct deposit.
  • Salary range: $100,000-$125,000 per year, based on experience, licensing, and demonstrated success with high-end residential projects.
  • FCH contributes 50% of the employee health insurance premium after 90 days of employment.
  • SIMPLE IRA with an annual company match.
  • 10 days/80 hours of PTO after 90 days of employment, with additional time at tenure milestones, plus six paid holidays.
  • Annual performance-based salary review and company-supported continuing education with prior approval.
  • Typical schedule: Monday-Friday, with occasional additional availability based on project needs.
