Job summary

Fitzgerald Custom Homes in Orleans, MA, is seeking a Residential Construction Project Manager to lead high-end Cape Cod projects from office and job sites. Qualifications

• 7+ years in residential construction project management on high-end projects.
• Massachusetts Construction Supervisor License is required.
• Ability to read and coordinate architectural, structural, and MEP plans.
• Excellent written and verbal communication for client-facing roles.

Responsibilities

• Own project performance from contract handoff through closeout, including schedule, budget, margin, quality, safety, and client satisfaction.
• Forecast several weeks ahead to resolve material needs, selections, approvals, inspections, sequencing, and trade coordination.
• Serve as primary client contact with clear weekly updates and expectation setting.
• Maintain and communicate project schedules; manage changes with clients, subs, vendors, and team.
• Manage contract administration, including scopes, allowances, selections, POs, draw schedules, lien waivers, and closeout documents.
• Prepare, price, and secure approval and payment for change orders before work begins.
• Oversee subcontractor buyout and performance to ensure complete scopes and milestones.
• Maintain accurate project data in JobTread (budgets, costs, schedules, documents, communications).
• Lead project closeout, including warranties, final billing, and referrals.
