Job summary

LeoForce is seeking a Construction Project Manager II to lead residential construction projects from procurement through close-out, owning budgets, schedules, and customer experience.

The role requires coordinating superintendents, subcontractors, vendors, architects, and engineers; communicating with clients weekly; developing scopes, RFIs, and change orders; ensuring code compliance and producing clear digital records.

Qualifications

• Four to six years of residential or light commercial construction project management experience.
• Proven ownership of project budgets, forecasting, profit margins, and vendor cost control.
• Experience reading architectural, structural, and mechanical, electrical, and plumbing (MEP) plans.
• Strong contract, scope writing, and change order management skills.
• Proficiency with Microsoft Excel including basic formulas and Gantt scheduling for CPM visualization.
• Working knowledge of project management and documentation tools such as Bluebeam, OneDrive, SharePoint, and collaboration software.
• Strong communication, organization, and customer service skills.
• Associate’s degree or equivalent experience preferred.
• Valid driver’s license and ability to work between office and active job sites.

Responsibilities

• End-to-end project management from procurement to close-out.
• Own project profit and loss and ensure on-time, on-budget delivery.
• Coordinate superintendents, subcontractors, vendors, architects, and engineers.
• Lead customer communications with weekly updates and issue resolution.
• Develop scopes, RFPs, RFIs, change orders, and contracts.
• Oversee material procurement, vendor bids, permitting, inspections, and code compliance.
• Maintain digital project files, logs, photos, and reports.
• Support crew leadership, set goals, and provide feedback.
• Monitor risk, insurance, subcontracts, and quality control.
