ACM LLC is seeking a Community Manager in Atlanta, GA to lead Resident Services. You will oversee leasing, financial reporting, and maintenance, while ensuring superb resident service and adherence to policies.

You will manage a team, coordinate budgets, and drive occupancy with a focus on retention and community standards. This exempt, full-time role reports to the Regional Manager and requires strong leadership and communication skills.

Qualifications

• High school diploma or GED.
• Minimum two years’ experience as multi-family community manager.
• Working knowledge of Entrata or other property management software.
• Must have reliable transportation, maintain auto insurance, and have a valid driver's license.
• Proven ability to market communities.
• Strong communication and customer service skills.
• Associate’s Degree in a relevant field (preferred).
• CAM, ARM, or CCRM certification (preferred).

Responsabilités

• Manage day-to-day leasing operations.
• Inspect the community and vacant units to minimize arrears.
• Prepare and review annual budgets and financial reports.
• Maintain and manage financial records, rent rolls, and reports.
• Respond to resident concerns and complaints promptly.
• Oversee maintenance with service team and approve work orders.
• Coordinate marketing efforts to improve occupancy.
• Ensure move-in paperwork, keys, and remotes are prepared for new residents.
• Ensure proper safety and compliance with required permits.
