Job summary

OneWall Communities LLC in Middle River, MD is seeking a Community Manager to oversee day-to-day operations of designated communities. You will lead maintenance, leasing, budgeting, and marketing to maximize occupancy and property value, while ensuring compliance with company policies and regulations.

The role requires on-site leadership, strong customer service, and ability to manage a team, with a preference for CPM/CRM/CAM/ARM credentials and a Bachelor's degree or equivalent experience.

Qualifications

• Bachelor’s degree preferred, or 5 years related property management experience.
• Minimum 5 years property management experience.
• On-site Leasing Consultant/Assistant Property Manager; supervisory CS experience may qualify.
• Able to work evenings and weekends.
• Valid driver’s license.
• CPM/CRM/CAM/ARM preferred.

Responsibilities

• Oversee property operations including maintenance, budgeting, rent collections, and marketing.
• Develop and lead a high-performing on-site team.
• Maintain records: rent rolls, delinquency, move-ins/outs.
• Assist in annual property management operating budget development.
• Maximize occupancy and reduce vacancies and bad debt.
• Generate legal documents and actions per state and company guidelines.
• Ensure A/P invoices are submitted for payment; manage petty cash.
• Confirm leases and paperwork are input in PM software accurately.
• Lead emergency response for the community with staff and residents.
• Develop and implement resident retention programs.
