Job summary

Avanath Capital, LLC is seeking a Maintenance Technician for our Illinois communities. You will perform plumbing, electrical, carpentry, HVAC and general maintenance to keep properties in top condition and residents satisfied.

Responsibilities include completing work orders, prepping make-ready units, maintaining grounds, ensuring safety compliance, and providing exceptional customer service. You will work independently and with a team to uphold Avanath's standards.

Qualifications

• 2 years of multifamily maintenance experience is highly desired.
• Hands-on maintenance skills including plumbing, electrical, carpentry, HVAC, appliances, pools, etc.
• EPA Type II or Universal certification is highly desired; CPO is a plus.
• Availability to be on-call to address emergencies.
• Reliable transportation.
• Positive attitude and willingness to learn and develop skills.
• Superior customer service and verbal communication skills.
• Able to work independently and as a member of a team.
• Basic computer knowledge: Windows, Word, Excel, internet and e-mail.

Responsibilities

• Provides exceptional customer service with every interaction and delivers high-quality maintenance service.
• Complete assigned work orders from resident requests and preventative maintenance on the property.
• Complete make-ready process for vacant units: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies, and inspecting work.
• Maintain grounds, common areas, and amenities: pick up trash, pressure-wash, clean, paint curbs and signage.
• Support cost-cutting by fixing parts rather than replacing; follow safety policies and report issues.
• Follow procedures to access materials and track inventory; notify supervisor when re-ordering.
• Conduct property inspections to identify safety and risk management concerns and report to management.
