Job summary

Rainey Property Management seeks an experienced Affordable Housing Compliance Specialist to support a portfolio across Texas and Florida, ensuring HUD Section 8, PBRA/PBV, and LIHTC compliance. The role requires hands-on experience with HUD and LIHTC programs and will involve audits, MORs, and training site teams.

Tx and FL portfolios, travel as needed, remote with Texas residency required. Strong regulatory knowledge and ability to manage multiple compliance tasks is essential.

Qualifications

• Minimum 3–5 years of affordable housing compliance experience.
• Demonstrated experience with HUD Section 8, PBRA/PBV, and LIHTC compliance.
• Working knowledge of HUD Handbook 4350.3, IRS Section 42, and TDHCA/FHFC monitoring requirements.
• Experience supporting MORs and state agency audits.
• Ability to review tenant files and income calculations independently.

Responsibilities

• Ensure compliance with HUD Section 8, PBRA/PBV, and LIHTC.
• Review Initial, annual, and interim income certifications and verifications.
• Monitor adherence to HUD Handbook 4350.3 and IRS Section 42 requirements.
• Support TDHCA and FHFC compliance monitoring and audits.
• Provide guidance and training to site staff and maintain audit-ready documentation.
