Job summary

ENGIE North America is seeking an experienced Legal & Title Analyst to support utility-scale renewable energy projects through title review, survey review, title curative actions, and project finance coordination.

This contract position will work with Development, Land, Legal, and Finance teams, as well as title companies, surveyors, lenders, and external stakeholders to ensure site control and title documents meet investor requirements.

Qualifications

  • Bachelor's degree or equivalent in a related field is required.
  • Minimum five (5) years of experience reviewing title commitments, title policies, land agreements, easements, surveys, and real estate documentation.
  • Experience coordinating with title companies, surveyors, lenders, and outside consultants.
  • Advanced proficiency with Microsoft Excel, including tracking, reporting, and document review functions.

Responsibilities

  • Review title commitments, proformas, site control instruments, and related land documentation for utility-scale energy projects.
  • Populate and maintain ENGIE's Title Review Excel Spreadsheet, including title requirements, vesting/legal description review, parcel tracking, title exceptions, curative recommendations, mortgage restrictions, NDA or SNDA status, easement restrictions, surveyor determinations, and document quality issues.
  • Prepare Title Status Reports summarizing material findings, deficiencies, risks, and financing considerations.
  • Coordinate with title companies and provide redline comments to advance title policies acceptable to ENGIE, investors, and financing parties.
  • Review ALTA/NSPS Land Title Surveys to verify compliance with investor, lender, and title insurance requirements.
  • Evaluate easements, utility corridors, crossing requirements, site access rights, encroachments, and constructability impacts.
  • Coordinate approved title curative actions with landowners, utilities, lenders, consultants, and other project stakeholders.
  • Support mineral title review activities and obtain documentation required for mineral coverage under project title policies.
  • Attend project meetings and provide bi-weekly written status reports summarizing progress, key issues, and upcoming actions.
