Job summary

Rockland Trust is seeking a Commercial Review Appraiser to independently review externally prepared CRE appraisal reports and support safe credit decisions. This remote role requires occasional in-person meetings in Brockton, MA, four times a year, and acts as a liaison with third-party valuation providers.

You will assess methodologies, data, and conclusions of value to ensure USPAP and bank policies are met, with collaboration across loan officers and risk teams to strengthen risk management.

Qualifications

• Minimum of five (5) years of experience as a commercial fee appraiser or commercial review appraiser.
• Strong working knowledge of New England commercial real estate markets (office, retail, industrial, multifamily, mixed-use, etc.).
• Solid understanding of appraisal methodologies, market analysis, income capitalization, and sales comparison approaches.
• Familiarity with LIHTC developments and residential/commercial construction projects preferred.
• Excellent written and verbal communication with ability to document valuation issues clearly in a regulated environment.
• Ability to prioritize multiple assignments and meet deadlines with accuracy.

Responsibilities

• Perform comprehensive reviews of externally prepared commercial and investment residential appraisal reports.
• Prepare written USPAP Standard 3 Appraisal Review Reports.
• Assess reasonableness of assumptions, methodologies, market data and conclusions of value.
• Ensure appraisal reports comply with USPAP, FIRREA, Interagency guidelines, and bank policies.
• Identify deficiencies and risks; document findings for credit and risk stakeholders.
• Liaise between the Bank and third-party appraisers, resolving report deficiencies and disputes.
• Explain appraisal concepts and market conditions to internal partners in clear terms.
• Conduct internal Restricted Appraisal Reports as assigned per regulatory guidance.
• Maintain an internal database of comps, leases, cap rates, and trends in New England CRE.
• Stay current on regulatory requirements and market conditions affecting valuations.
