Job summary

OnTrac is seeking a Real Estate Contract Portfolio Analyst to governance and oversee its commercial real estate contracts. Remote position available in states where the company can employ. The role requires strong financial analysis, contract interpretation, and the ability to deliver executive-level insights.

Responsibilities include reviewing leases, preparing weekly portfolio updates, and partnering with Legal, Finance, and Operations to drive favorable portfolio decisions.

Qualifications

• Bachelor’s degree in Business/Finance/Real Estate or 3–5 years in related field.
• Working knowledge of commercial real estate contracts and lease terms.
• Strong financial and analytical skills with budgeting experience.
• Advanced Excel proficiency; Power BI and ERP experience preferred.
• Ability to translate contract and financial data into leadership recommendations.

Responsibilities

• Analyze portfolio financial performance: review rent, OPEX, CAM, utilities, maintenance, and other site costs; identify YoY increases, variances, and trends.
• Produce leadership reporting: weekly portfolio updates on spend trends, renewal risks, and actions.
• Review contracts and obligations: evaluate lease terms and provide recommendations to stakeholders.
• Monitor portfolio risk: track renewals, escalation clauses, notices, and vendor obligations.
• Support financial planning: partner with Finance on forecasts, accruals, and variance explanations.
• Improve governance and reporting: develop dashboards, playbooks, and reporting templates.
• Maintain data quality: improve contract and portfolio data completeness and reliability.
• Coordinate cross-functional alignment: collaborate with Legal, Procurement, Finance, Real Estate, and Operations.
• Lead issue resolution: assess root causes and coordinate closure for portfolio matters.
