Job summary

OpenAI is seeking a Real Estate Analyst contractor to support development and execution of real estate financials, approvals, and transaction closure. You will own data, templates, financial models, and validation processes behind global real estate investment decisions. This is a high-trust, high-precision role.

You will partner with Finance, Legal, IT, HR, and brokers to ensure accuracy, consistency, and timely completion across LOIs, leases, amendments, and approvals.

Qualifications

• Bachelor’s degree in Finance, Accounting, Economics, Business, Real Estate, or a quantitative field.
• 4–6 years of experience in real estate finance, corporate finance, portfolio analytics, or related roles.
• Exceptional attention to detail and accuracy in complex data.
• Advanced proficiency in financial modeling and structured spreadsheets.
• Experience with approval workflows, budgets, and leasing.

Responsibilities

• Own data, templates, financial models, and validation processes underpinning global real estate investments.
• Build and maintain lease-level and portfolio cash flow models with rent, escalations, OpEx, and CapEx.
• Ensure models are audit-ready, version-controlled, and reconcile data across documents and tools.
• Use AI to accelerate document analysis, data extraction, validation, and model checks.
• Collaborate with Finance, Legal, Transactions, and PM to deliver defensible outputs.
