Job summary

OnTrac is seeking a Real Estate Contract Portfolio Analyst to govern and analytically oversee a growing commercial real estate contract portfolio. The role reviews leases, rent, OPEX, CAM, and vendor spend while delivering executive reporting and cross‑functional support for portfolio decisions and renewal planning.

The analyst will partner with Real Estate, Legal, Finance, Procurement, and Operations to drive budget visibility, compliance, and actionable leadership recommendations.

Qualifications

• Bachelor’s degree or 3–5 years in commercial real estate, contract management, or related analytics.
• Strong financial analysis, variance identification, and executive reporting.
• Advanced Excel proficiency and ability to interpret contracts and costs.

Responsibilities

• Analyze portfolio financial performance: rent, OPEX, CAM, utilities, maintenance, and site costs.
• Produce weekly leadership reports on spend trends, renewal risks, and obligations.
• Review contracts to assess financial, operational, and compliance impact and provide recommendations.
• Monitor renewal dates, escalation clauses, and vendor obligations; prioritize issues by business impact.
• Partner with Finance on forecasts, accruals, and budget variance explanations.
• Improve governance and reporting with dashboards, templates, and playbooks.
• Maintain data quality for contract and portfolio records used in reporting.
• Coordinate with Legal, Procurement, Finance, Real Estate, and Operations to align terms with business goals.
• Lead issue resolution with clear options and follow-up through closure.
