Job summary

VSF Rentals is seeking a detail-oriented Applications Reviewer to screen rental applications across Ohio. You will verify income, review credit and eviction histories, and apply consistent screening criteria to determine approvals, conditions, or declines.

Qualifications

• At least 1 year of screening or verification experience (tenant screening, income verification, or KYC).
• Ability to read and interpret US credit, eviction and criminal background reports.
• Excellent spoken and written English; clear on the phone with US applicants, employers and landlords.
• AppFolio experience is preferred; training provided.
• Strong eye for detail and ability to recognize altered or fraudulent documents.
• Working knowledge of US Fair Housing laws; LIHTC knowledge is a plus.

Responsibilities

• Review rental applications end to end in AppFolio, ensuring completeness.
• Verify income and ability to pay; calculate income-to-rent ratios.
• Review tenant screening reports and apply criteria consistently.
• Spot red flags in documents and histories.
• Call employers and landlords to verify income and rental history.
• Request missing documents and communicate next steps to applicants.
• Summarize files with clear recommendations for final sign-off by Leasing Manager.
• Maintain current application status notes for the leasing team.
• Handle applicant information confidentially and follow fair housing rules.
