Job summary

OpenLoop Health is seeking a Lead Project Manager, Workplace Operations to own workplace design and construction from concept through occupancy. You will manage scope, schedules, budgets, and relationships with architects, engineers, contractors, landlords, and client partners across Dallas, Madison, and satellite sites.

You will drive procurement, permits, and compliance while coordinating with IT, Security, People Ops, Legal, and Finance to ensure turnover readiness and scalable processes.

Qualifications

• Bachelor’s degree in Construction Management, Civil Engineering, or related field or equivalent experience.
• 5+ years managing design and construction projects, ideally as owner’s representative or in‑house PM.
• Ability to interpret construction docs, bids, and change orders into clear scope and cost.
• Strong budgeting, contingency management, and change‑order evaluation.
• Proficient in project planning tools like Monday or Jira.
• Experience with permitting, codes, inspections across multiple jurisdictions.
• Clear, concise communication and ability to lead meetings without direct authority.

Responsibilities

• Lead design and construction from programming through closeout and warranty.
• Sequence design, construction, and activation across sites; manage vendors and dependencies.
• Own budgets, actuals, commitments, and forecasts; explain variances and pursue cost savings.
• Run competitive bids for design, construction, FF&E; manage contracts and insurance docs.
• Be the owner’s contact for clients, landlords, brokers, designers, and contractors.
• Coordinate permitting, code reviews, and inspection readiness withLegal/Compliance.
• Deliver spaces ready for day-one operations with turnover documentation.
• Develop SOPs, standards, and templates to standardize processes.
• Other duties as assigned.
