Job summary

Transformco is seeking a Director of Planning and Development in a remote capacity serving the Chicago area. The role leads end-to-end development and redevelopment projects from concept through delivery, coordinating Leasing, Asset Management, and Construction to maximize asset value.

The position requires 10+ years in retail development, strong leadership, and the ability to travel up to 25% for multi-market projects. Collaboration with municipalities and internal teams is essential.

Qualifications

• Bachelors Degree required.
• 10+ years in related development/retail experience.
• Experience managing multi-market development projects.
• Ability to travel up to 25% (Domestic).

Responsibilities

• Identify new development opportunities including redevelopment or ground-up.
• Develop strategic plans for outparcel development opportunities.
• Use market studies to document trends for new business.
• Engage with municipalities to secure entitlements.
• Create project proformas with GC and internal teams for investment decisions.
• Clarify project scope and deal structure.
• Negotiate landlord work letters and delivery requirements with tenants.
• Review conditions and inform scope of work with third party inspections.
• Develop project schedules with construction teams and consultants.
• Maintain alignment with budget, schedule, and lease provisions.
