Job summary

Bridge33 Capital is seeking a Regional Vice President of Property Management to lead a regional team of Property Managers and oversee a multi-market portfolio. This in-person role will manage operations, staff, and strategy across markets from either the Chicago or Philadelphia offices, reporting to the Senior VP, Property Management.

The position requires a proven track record in retail PM, strategic planning, budgeting, and staff development, plus travel readiness and strong financial skills.

Qualifications

• Manage a multi-market retail portfolio and lead property managers.
• Develop and execute asset-level plans with budgets.
• Drive revenue growth and expense reductions.
• Oversee staffing, operations, and vendor relations.
• Collaborate with Acquisitions and Senior VP.
• Travel as required.
• Strong financial acumen and reporting.

Responsibilities

• Provide direction toward the Company’s strategy and its annual goals and objectives.
• Partner with internal business unit to establish and drive execution of a robust strategic plan for each asset. Prepare financial updates/variances as required.
• Ensure the Property Management team for the assigned region is constantly striving to improve property operations, curb appeal, with additional focus on increasing revenues, strategically decreasing expenses, and building relationships with tenants, vendors, and brokers.
• Work with the Property Management team for the assigned region to complete annual budgets, monthly/quarterly and mid-year forecasts, staffing plans and capital plans.
• Serve as the primary point of contact for Property Managers within the assigned region and work closely with the Senior Vice President to implement departmental goals.
• Stay informed of economic and demographic conditions in each property market.
• Interact with internal Acquisitions team relative to investment opportunities and strategies within the markets.
• Evaluates and approves revenue enhancing capital improvement requests and capital programs for expense reduction.
• Ensure properties are effectively staffed with trained personnel, including oversight of staffing issues, employee development, and performance management.
• Oversee all areas of property operations for the assigned region, including maintenance, security, janitorial, and landscaping, while ensuring strict compliance with company policies.
• Partner with internal teams to ensure a smooth, timely flow of information across the organization.
