Job summary

Woda Cooper Companies, Inc. seeks an Occupancy Specialist (Travel Role) to support property management across Illinois, Wisconsin, and Minnesota. This position requires extensive travel to community sites, working with residents, investors, and field teams to maximize occupancy.

You will train staff, ensure compliance, and collaborate with marketing to fill units while upholding company policies and service standards. A valid driver’s license is needed for regional travel.

Qualifications

• Associate degree with 3+ years of related experience or an advanced degree with relevant experience.
• LIHTC, HUD and RD certifications are preferred.
• Real estate sales or business development experience is valued.

Responsibilities

• Create and maintain a customer-centered service culture for prospects, residents, families, and community staff.
• Provide excellent service to residents, owners/investors, and associates.
• Train community level staff, process, and evaluate resident compliance files.
• Collaborate with Marketing to drive occupancy.
• Maintain thorough knowledge of company policies and procedures.
• Travel regionally to support multiple properties within Illinois, Wisconsin, and Minnesota.
• Attend HUD, RD, and LIHTC audits as requested.
• Support new lease-up properties and build strong field relationships.
