Job summary

Coldwell Banker Premier Property Management seeks an experienced Property Manager to oversee a residential rental portfolio across the Quad States region. This Winchester-based role focuses on owner relations, tenant management, portfolio performance, and regulatory compliance.

The ideal candidate is organized, communicative, travel-ready, and able to manage multiple priorities in a fast-paced environment.

Qualifications

• Two or more years of property management experience preferred.
• Experience managing a residential rental portfolio preferred.
• Active Virginia real estate license required.
• West Virginia and Maryland licensing may be required based on portfolio assignments.
• Experience with AppFolio or similar property management software preferred.
• Knowledge of landlord-tenant processes, fair housing requirements, lease enforcement, and residential property operations.
• Strong written and verbal communication skills.
• Excellent organization, follow-through, and time-management skills.
• Ability to manage multiple deadlines and competing priorities.
• Professional and solutions-focused approach to difficult conversations.
• Ability to work independently while collaborating with a regional support team.
• Comfortable attending court hearings and managing delinquency and eviction-related responsibilities.

Responsibilities

• Oversee day-to-day management of an assigned residential rental portfolio.
• Coordinate owner and tenant communications and lease enforcement.
• Monitor vacancies, renewals, move-ins, and move-outs.
• Ensure compliance with state laws and company standards.
• Coordinate inspections, repairs, and vendor management.
• Review owner statements and property activity for accuracy.
• Prepare and review notices, delinquencies, and evictions.
• Attend court hearings when required.
• Collaborate with accounting, maintenance, leasing, and admin teams.
• Travel regularly to properties across Quad States region.
