Job summary

Kettler is seeking a Regional Manager to oversee all operations of the apartment portfolio, focusing on revenue optimization and NOI, asset preservation, policy enforcement, and team development. The role reports to VP Operations and SF/Ops leadership and offers a comprehensive benefits package.

Responsibilities include budgeting, market analysis, leasing strategy, capital projects, and ensuring compliance with housing regulations while driving performance across properties.

Qualifications

• BA or BS or CPM and 5 years multi-site experience required.
• Three years’ experience in direct supervision of management staff of three or more.
• Experience managing Conventional, LIHTC, HOPE IV, Tax-exempt Bonds, and Subsidized Housing.

Responsibilities

• Manage portfolio financial performance by creating and achieving annual operating budgets and monitoring expenses.
• Provide budget guidelines to establish income/expense benchmarks and staffing levels.
• Monitor delinquencies and deposits, optimize collections and payables.
• Lead capital improvements and deferred maintenance within budget.
• Review and approve invoices; ensure timely reporting to owners.
