Job summary

RPM Living is seeking a Regional Manager to oversee a portfolio of properties, driving operational and financial performance. The role requires hands-on leadership to motivate teams, maintain client relationships, and execute business strategies aligned with company goals.

The RM will lead recruiting, onboarding, coaching, and performance reviews, while coordinating with HR and ensuring policy compliance. Strong budgeting, forecasting, and vendor negotiation skills are essential for success.

Qualifications

• Bachelor's degree from a four-year college or university. Experience may substitute for education.
• Four years in multifamily property management, with at least two years in a Community Manager role.
• 3rd party management experience.
• Knowledge of budgeting, financial reporting, and variance analysis.
• Proficiency with Microsoft Office Suite and Property Management Software such as Yardi.
• Experience with Revenue Management Software including LRO, AIRM, and Yieldstar.
• Ability to lead, mentor, and develop on-site teams.
• Ability to manage vendor relationships and negotiate contracts for cost control.

Responsibilities

• Oversee recruitment and interview process for all site-level positions within the portfolio.
• Conduct regular team meetings, coaching sessions, and annual performance reviews.
• Coordinate with HR on HR issues to ensure policy compliance.
• Onboard, train, and mentor team members to build capabilities.
• Perform site visits weekly and schedule client calls.
• Serve as primary client liaison and ensure timely follow-up after visits and calls.
• Develop and execute business plans for each community on a weekly, monthly, and quarterly basis.
• Approve expense requests and manage expense reporting to budgets.
• Review financial reporting and approve POs and invoices.
• Conduct physical inspections of properties and preventive maintenance tasks.
• Ensure compliance with company policies, procurement, and vendor management.
• Oversee resident and vendor communications and issue resolution.
• Monitor property marketing efforts and advertising.
