Job summary

SPM, LLC seeks a Regional Property Manager for Affordable Housing to lead a statewide portfolio across Alabama. You will drive occupancy, revenue, and resident satisfaction while ensuring compliance with LIHTC, HUD, and Fair Housing standards.

You will coach Property Managers, manage annual budgets, conduct financial analyses, and prepare timely reports for leadership, board meetings, and regulators. A strong focus on people leadership and community impact.

Qualifications

• 5+ years of progressive property management experience, including multi-site oversight.
• At least 3 years managing affordable housing communities.
• Working knowledge of LIHTC, HUD, Section 8, and Fair Housing compliance.

Responsibilities

• Drive portfolio performance: occupancy, revenue, expenses, and resident satisfaction across Alabama communities.
• Protect compliance with LIHTC, HUD, Section 8, Fair Housing and applicable guidelines.
• Lead and develop on-site teams; assist hiring, performance management, and growth.
• Own the numbers: budgets, reforecasts, capital plans; analyze monthly financials and delinquencies.
• Report portfolio performance and risks to leadership; support acquisitions and transitions.
