Base pay range

$95,000.00/yr - $105,000.00/yr

Position: Regional Property Manager - West Lafayette, Muncie, & Bloomington Indiana
Department: Student Housing Assets
The Role

The Regional Property Manager at Birge & Held is responsible for all community operations within their assigned locations. This includes supervising Property Managers directly and the entire site staff indirectly within their portfolio. The role reports to the Regional Vice President of Property Management. The manager ensures regional functions, procedures, and policies are followed, communities generate satisfactory cash flow, properties are maintained according to standards, and customer satisfaction is achieved.

What You Will Do
Essential Duties and Responsibilities
  • Operate all business in accordance with company policies, Fair Housing, ADA, FCRA, and relevant laws.
  • Build and maintain strong relationships with team members, residents, vendors, and corporate management.
  • Communicate regularly with the EVP of Property Management on property needs.
  • Assist with financial reports, budgets, management plans, and vendor contracts.
  • Support site staff and resolve staff issues in collaboration with HR.
  • Represent Birge & Held in designated areas.
  • Analyze processes for efficiency.
  • Review and approve bids.
  • Prepare reports, handle complaints, and address problems promptly.
  • Participate in staffing, recruitment, and staff motivation.
  • Use KPI reports and dashboards to monitor performance.
  • Develop and manage marketing plans for each community.
  • Ensure financial policies are followed.
  • Conduct community inspections to uphold standards.
  • Enforce lease agreements and legal regulations.
  • Perform other duties as assigned.
  • Innovate for efficiency and profitability.
  • Maintain excellent curb appeal.
  • Assess and communicate capital needs.
Qualifications and Skills
  • Strong understanding of NOI and cash flow.
  • Ability to build high-performing teams.
  • Experience in financial analysis and report reading.
  • Ability to handle crises effectively.
  • Excellent organizational and communication skills.
  • Attention to detail and accuracy.
Education and Experience
  • Bachelor's degree in Business preferred.
  • Multi-site management experience in student housing preferred.
  • 3-5 years of supervisory apartment management experience.
  • Valid driver's license required.
  • Experience in budgeting, marketing, Fair Housing, maintenance, staff training, and rental collections.
