Job summary

B.HOM Student Living is seeking a Regional Property Manager to lead a portfolio of communities across the Western and Central U.S. You will coach General Managers, drive occupancy, and maximize NOI while upholding B.HOM standards.

Travel up to 50% is required as you partner with ownership, asset managers, and operations teams to improve performance, resident experience, and property condition in a growing national student housing platform.

This role is responsible for driving property performance, developing and leading General Managers, maximizing financial results, and ensuring consistent execution of B.HOM operational standards.The Regional Property Manager serves as a key partner to property teams, senior leadership, ownership groups, and asset managers while maintaining accountability for occupancy, financial performance, resident experience, team development, and the physical condition of assigned communities.Candidates for this role should reside in the Western or Central United StatesWhat You'll DoRegional Leadership & Team DevelopmentLead, coach, develop, and mentor General Managers across an assigned portfolioRecruit and select strong property leadership talent in partnership with Human ResourcesEstablish clear expectations and accountability for property performanceConduct regular performance discussions and evaluations with General ManagersPartner with General Managers on team development, performance management, staffing, and organizational needsBuild a culture focused on accountability, collaboration, employee development, and operational excellenceProperty Operations & PerformanceTake a hands-on approach to establishing and achieving portfolio goals and objectivesConduct regular property reviews to evaluate operational, financial, leasing, marketing, and maintenance performanceRegularly visit and inspect communities to ensure B.HOM standards are consistently maintainedReview property administrative, accounting, maintenance, and operational practices for compliance with company standardsIdentify performance gaps and partner with General Managers to develop and execute corrective action plansInspect vacant apartments and property conditions to ensure communities remain market-ready and competitiveFinancial & Asset PerformanceDrive financial performance across the portfolio with a focus on maximizing NOI and asset valueReview property budgets, financial results, forecasts, expenses, and operational trendsEnsure appropriate financial controls are consistently followedMonitor resident accounts, collections, and financial reporting for accuracy and timelinessIdentify opportunities to improve revenue, control expenses, and strengthen overall property performanceRecommend and implement corrective actions when properties are not achieving established financial objectivesLeasing, Marketing & RevenueMonitor occupancy, leasing velocity, traffic, conversions, and market conditions across assigned communitiesReview property leasing and marketing strategies and recommend adjustments based on performancePartner with property teams to maintain budgeted leasing and marketing plansReview market surveys and competitive data to support pricing and revenue decisionsEnsure communities have effective strategies in place to achieve occupancy and revenue goalsOwner & Client RelationshipsServe as a primary operational liaison between B.HOM and ownership representatives for assigned communitiesBuild strong, trusted relationships with owners, asset managers, and business partnersProvide timely and accurate property performance updates and reportingParticipate in owner meetings and property reviewsUnderstand ownership objectives and ensure property strategies align with established goalsRepresent B.HOM professionally and effectively with clients, partners, residents, and community stakeholdersCompliance & Operational StandardsEnsure assigned communities operate in accordance with B.HOM policies and proceduresMonitor compliance with applicable federal, state, and local requirementsPromote consistent execution of company operational and financial controlsPartner with corporate support teams to implement company initiatives, systems, and process improvementsAdditional ResponsibilitiesTravel regularly throughout the assigned portfolio to provide hands-on leadership and property supportSupport special projects and company initiatives as neededPerform other duties as assigned to support portfolio and organizational successWhat We're Looking ForRequired Skills & QualificationsMinimum of 2 years of previous supervisory experience as a Community Manager, General Manager, or comparable property leadership roleStrong knowledge of property management operationsDemonstrated ability to lead, coach, and develop property management teamsStrong understanding of property financial performance, budgeting, expense management, and NOIKnowledge of leasing, marketing, occupancy management, and property operationsUnderstanding of campus departments and on-campus housing environmentsExcellent written and verbal communication skillsStrong customer service and relationship-management skillsAbility to analyze property performance and develop effective action plansStrong organizational skills with the ability to manage multiple communities and prioritiesProficiency with Microsoft Office applications and technologyAbility to travel up to 50% or as required to support assigned communitiesAbility to use a personal vehicle for reasonable business travel as neededPreferred QualificationsPrevious regional or multi-site property management experiencePrevious student housing or on-campus housing experienceExperience with Entrata or similar property management softwareExperience managing owner and asset management relationshipsBachelor's degree in Business, Property Management, Real Estate, Hospitality, or a related fieldWork SchedulePrimarily
