Job summary

Blue Castle Agency in Chicago seeks a Regional Manager to run day-to-day operations across its growing portfolio of manufactured housing communities. You’ll lead onboarding of acquisitions, build site-specific processes, and manage occupancy, staffing, and revenue growth from day one.

The role emphasizes hands-on ownership, travel to portfolio sites, and hands-on leadership to scale operations as the portfolio expands.

Qualifications

• 5–8+ years of property management experience, ideally with multi-site portfolios.
• Experience managing multiple communities and acquisitions integration.
• Strong staff recruiting, training and retention skills across on-site and remote teams.
• Familiarity with RentManager or comparable property management software.

Responsibilities

• Run day-to-day operations across a growing portfolio of manufactured housing communities.
• Lead onboarding of newly acquired communities and establish site processes.
• Recruit, train and retain on-site staff, including part-time and remote team members.
• Own occupancy and leasing performance across the portfolio.
• Manage lot lease structures and differentiate land-lease vs park-owned housing.
• Identify and execute value-add opportunities across communities.
• Support due diligence on acquisitions and assume operational ownership upon closing.
• Track and report financial/operational performance using RentManager.
• Build scalable systems as the portfolio expands.
