Overview

The Regional Maintenance Supervisor, under the supervision of the Sr. Managing Director (Multifamily), oversees all phases of general repair, maintenance, physical condition, and preventative maintenance of assigned properties. The role ensures properties are maintained in good physical condition with stabilized fiscal operations. This position supervises maintenance supervisors across various portfolios and requires a passion for customer care and teamwork.

Essential Functions and Responsibilities
  1. Lead and model adherence to company policies and professional appearance standards for the maintenance team, providing guidance and mentorship to property-level supervisors and technicians.
  2. Approve timesheets, mileage, and expense reports; maintain employee certifications.
  3. Track and analyze maintenance team performance using KPIs such as response times, work order completion rates, and budget adherence.
  4. Conduct routine property inspections to ensure curb appeal and property integrity.
  5. Monitor adherence to OSHA and company safety protocols.
  6. Oversee timely unit turns, ensuring they meet marketing needs, and manage 24-hour on-call service requests.
  7. Monitor customer service through work order processing and reports, providing backup and emergency support.
  8. Coordinate and maintain security systems, fire alarms, and emergency services.
  9. Manage preventative maintenance programs, including inspections, repairs, and compliance with building codes.
  10. Procure bids for lawn care and snow removal, ensuring vendor documentation is current.
  11. Collaborate with property management teams to plan and execute capital projects, overseeing vendor selection, timelines, and budgets.
  12. Manage procurement and maintenance of grounds and maintenance equipment, maintaining vendor relationships.
  13. Control expenses within budget, track costs, and report on efficiency trends.
  14. Ensure purchases follow approval processes and leverage vendor relationships for cost savings.
  15. Participate in process improvement initiatives.
  16. Perform other duties as assigned.
Qualifications and Requirements
  1. Minimum of five (5) years of professional Maintenance Supervisor experience.
  2. Excellent customer service and communication skills; attention to detail; ability to lift/move objects up to 50 lbs.
  3. EPA certification (Type II, III, or Universal) required.
  4. Preferred: Certifications such as CMRP or HVAC.
  5. Reliable transportation, valid U.S. Driver’s License, and auto insurance.
  6. High school diploma or equivalent.
