Job summary

Green Alpha Property Management, the property management arm of a real estate and commercial investment company, seeks a Property Manager in Montgomery, AL to oversee a growing portfolio. You will screen tenants, ensure superb rental experiences, and coordinate bi-weekly property visits across five tax credit complexes.

This is a full-time, salaried role with a salary of $80k–$90k annually and 50% travel. You will supervise property managers, manage contracts and CAPEX, and work with maintenance

Qualifications

• 2+ years real estate experience in property management, investing, or asset management.
• Experience with LIHTC is required.
• Drivers License and ability to drive to various properties.

Responsibilities

• Oversees each property manager to ensure effective management and alignment with company standards.
• Works with Director of Property Management to provide optimal training for Property Managers.
• Oversees initial and ongoing contractor relationships to ensure renovations meet standards and budgets.
• Oversees capital projects within the region and tracks CAPEX spend.
• Identifies and selects contractors for CAPEX projects.
• Coordinates with Maintenance Manager to resolve work orders and facility issues promptly.
• Ensures units are 100% ready for move-in with checklists and inspections.
• Manages rent roll to drive occupancy and reduce delinquencies.
• Analyzes reporting to improve efficiencies and address problems.
• Oversees marketing for each property in line with standards.
