Job summary

D.R. Horton, Inc. is seeking a Land Acquisition Area Manager in New Jersey to source, evaluate, negotiate, and secure land opportunities supporting division growth. You will lead transactions from identification through closing and work with brokers, developers, and stakeholders.

The role requires 5–7 years of relevant experience, a bachelor's degree in a related field, and strong negotiation and financial analysis skills. Occasional travel is expected as part of the position.

Qualifications

• Bachelor's degree in Business Administration, Real Estate, Finance, Urban Planning, Engineering, or equivalent years of experience.
• Five to seven years of progressive experience in land acquisition, development, real estate, or homebuilding.
• Ability to independently manage complex transactions and make sound business recommendations.
• Demonstrated initiative and persistence in identifying and securing acquisition opportunities.
• Ability to effectively balance risk, profitability, and strategic business objectives.
• Strong computer skills with MS Office and adaptability to new systems.

Responsibilities

• Identify and pursue land acquisition opportunities aligned with business objectives and housing demand forecasts.
• Lead negotiations with landowners, brokers, developers, attorneys, and stakeholders on purchase agreements and terms.
• Evaluate acquisition opportunities through financial analysis, due diligence, and risk assessments.
• Structure transactions to maximize profitability while minimizing risk.
• Coordinate due diligence and entitlement, environmental, engineering, and legal reviews.
• Prepare and present acquisition recommendations to senior leadership for approval.
• Develop and maintain relationships with brokers, developers, landowners, and industry professionals.
• Manage transactions through contract execution, approvals, and closing activities.
• Represent the company at industry events, meetings, and networking opportunities.
• Support long-range land planning and growth initiatives.
• Conduct business professionally and ethically to enhance goodwill and profit.
