Job summary

Smartland LLC is seeking an experienced Construction Manager for multifamily renovations in the Greater Cleveland area. You will manage multiple projects, coordinate with property managers, real estate managers, architects and engineers, IT teams, contractors and vendors and ensure on-time, on-budget delivery.

Requirements include a BA/BS degree and 10+ years of construction management with a strong budget and schedule background, knowledge of building codes, excellent communication skills, and

Qualifications

• BA/BS degree from an accredited university.
• 10+ years of multifamily construction management experience with progressive responsibility.
• Strong project management and preconstruction/construction experience.
• General knowledge of building codes.
• Experience developing and managing budgets and schedules; negotiating scope of work.
• Excellent written and oral communication skills; able to meet tight deadlines.
• Able to travel up to 30% based on project workload.

Responsibilities

• Manage multiple renovation projects and influence, negotiate and communicate with internal and external departments.
• Evaluate site feasibility including customer, delivery access and general prototype program requirements.
• Create and track project budgets from evaluation through closeout.
• Establish relationships and understand municipalities’ permit processes and schedules.
• Lead weekly meetings to align scope, schedule, permitting and budget.
• Oversee on-site construction with general contractors, subcontractors and vendors.
• Deliver projects on time and on budget.
• Collaborate in design development to value engineer construction methods.
• Manage change orders and contract compliance.
• Ensure OSHA safety requirements on all sites.
• Visit each region/RCM 2x monthly; travel ~30%.
