Job summary

Smart Build LLC seeks an experienced Construction Project Manager to oversee multifamily renovation, rehabilitation, and capital-improvement projects across multiple sites. You will manage budgets, scopes of work, schedules, and quality control from initial scope through closeout.

You will coordinate unit turns, inspections, and subcontractor work while ensuring safety compliance and timely client updates. Strong organizational skills and proficiency with Smartsheet/Procore are essential.

Qualifications

• 5+ years of construction project management experience in multifamily renovation or capital improvement.
• Experience managing multiple projects or job sites simultaneously.
• Experience with general contractors, subcontractors, and vendors; budgeting and scheduling.
• Strong knowledge of OSHA safety standards; OSHA 10/30 preferred.
• Proficiency with project management software, especially Smartsheet; Procore or Buildertrend a plus.

Responsibilities

• Manage multiple concurrent multifamily renovation and CapEx projects from scope through closeout.
• Develop and manage project budgets, scopes of work, schedules, and cost breakdowns.
• Conduct property inspections, site walks, progress meetings, and quality-control reviews.
• Coordinate unit turns, make-readies, punch lists, and final inspections.
• Monitor progress and address schedule, quality, material, or production issues.
• Source, qualify, vet, and manage general contractors, subcontractors, and vendors.
• Review bids, negotiate pricing, and ensure safety and compliance across sites.
• Maintain project documentation and provide timely status updates to clients.
