The Options Clearing Corporation (OCC) is seeking a Principal, Real Estate Strategy and Projects to shape and execute the company’s real estate strategy across offices and data centers in Chicago, Dallas, and Washington, D.C. This individual contributor role partners with Facilities Management to deliver strategic space options, lease transactions, and capital projects that align with business growth.

• Bachelor's degree or equivalent experience in related field.
• 8+ years of progressive experience in corporate real estate, including portfolio strategy, lease transactions, and capital project delivery.
• Strong understanding of commercial lease structures and real estate financial analysis.
• Experience managing capital projects or construction from planning through delivery.
• Executive presentation skills and ability to communicate long-range strategy.
• Collaborative experience with facilities, technology, HR, finance, and legal teams.

Responsabilidades

• Maintain oversight of the company’s office and data center portfolio with locations in Chicago, IL; Dallas, TX; and Washington, D.C.
• Develop and maintain long-range real estate strategy, using scenario planning and growth forecasts.
• Gather headcount projections and business needs to develop space options and plans.
• Own portfolio database and reporting for lease expirations, occupancy costs, and headcount projections.
• Develop occupancy analysis reporting to communicate space needs and trends.
• Present portfolio strategy and business cases to executive leadership.
• Forecast real estate costs and assist budget planning for real estate functions.
• Lead site selection for new or relocated offices, including market research and negotiation.
• Manage end-to-end lease lifecycle: renewals, renegotiations, terminations, new leases.
• Coordinate with outside brokers and legal counsel on lease negotiations.
• Manage relationships with brokers, landlords, property managers, and internal teams.
• Lead capital projects from business case to handoff, including design and construction.
• Define project requirements and drive technology teams and facilities management to deliver on time and budget.
• Develop and implement project plans, scope, budgets, and timelines.
• Oversee space planning and project design to reflect company culture and create productive workspaces.
• Coordinate vendors from bid to completion and ensure quality.
