Job summary

Smartlink is seeking a Real Estate Specialist II to oversee site development from candidate qualification through construction handoff. This role owns assigned sites and ensures completion of all tasks from leasing to permitting and coordination with construction teams.

Key duties include identifying high-potential properties, submitting client-approved SCIP packages, researching zoning regulations, and coordinating with leasing, regulatory, and construction teams to keep projects on schedule

Qualifications

Job Summary

Responsible for overseeing the site development process from candidate qualification, design, leasing, zoning, regulatory approval, permitting and handoff to construction. This position owns the site and is responsible for the completion of all tasks associated with the sites assigned to them.

Essential Duties and Responsibilities

• Drive search rings to identify and qualify the best available properties for antenna installation sites; create detailed reports on viable locations.
• Assemble and submit SCIPs for client approval.
• Research zoning codes and regulations that might affect the development of the site.
• Ensure completion of leasing packages and other documentation required by regulation and law.
• Coordinate with various personnel and subcontractors to ensure sites meet engineering, regulatory and construction requirements and delivery schedule.
• Provide Project Manager with site updates with accurate forecast and completion dates for key milestones.
• Complete and submit jurisdictional applications for permitting as required per scope of work and applicable codes.
• Obtain consent for site construction from property owners and negotiate leases and purchase agreements.
• Coordinate handoffs with contractors and construction team.
• Oversee assigned sites to ensure sites stay on schedule, within budget, and records are maintained properly.
• Assist with modifications on approved site as needed.
• Complete detailed file audits and lease review abstracts.
• Champion Smartlink's beliefs and values through everyday actions.
• Act as a liaison between the client and internal leadership in order to clearly communicate the status of a site to all parties.
• Update and maintain internal and client databases with site related information.
• Contribute to Smartlink's body of knowledge on process design, modeling, execution, monitoring, and optimization.
• Maintain professional, ethical, and company standards at all times.
• Perform other duties as assigned.

• The ideal candidate will have experience in the telecommunications industry, including experience in commercial real estate.
• Bachelor's degree in business or other related field; or the equivalent combination of education and/or experience.

Physical Demands and Work Environment

• Sedentary work, including sitting for long periods of time.
• Exerting up to 10 pounds of force occasionally and/or a negligible amount of force.
• Subject to inside environmental conditions.
• Travel for this position is as needed to perform job responsibilities; moderate local travel.
