Job summary

Cascade Management in Bend, OR is seeking an Intern for Portfolio Management. The role supports senior staff in oversight of multiple properties, budgets, and vendor relations while assisting with resident services and occupancy goals.

You will help monitor financial performance, coordinate with property teams, and aid in operations to maintain safety and appearance standards. This is a hands-on opportunity in a corporate office setting.

Qualifications

• High school diploma or GED.
• 3+ years of Community Management experience with 150 units or more.
• 2+ years with experience in multiple properties in management position equivalent.
• 2+ years of proven increased responsibility and staff oversight.
• 3+ years of Tax Credit, HUD and/or affordable housing experience.
• Experience in Finance and Budgeting preferred.

Responsibilities

• Formulate and manage the operational and capital budget for the portfolio; track financial performance and implement value-enhancing strategies.
• Assist with review/approval of invoices and plans for outstanding late payments.
• Track and reconcile Accounts Receivable to ensure timely collection.
• Attend meetings with owners to discuss property performance and address critical areas with a structured agenda.
• Assist with strategies for expense management, rent growth, resident retention, and service.
• Aid in recruiting, training, and managing staff under supervision; ensure performance goals are met.
• Make regular site visits to ensure safety and appearance standards.
• Approve repairs and O&M contracts within delegated authority; monitor supplier performance.
• Address maintenance emergencies promptly, including after-hours responses.
• Ensure regular preventative maintenance inspections and timely completion of work orders.
• Ensure adherence to Cascade policies, processes, procedures, and tools; suggest improvements.
• Ensure compliance with local, state, and federal laws affecting employment, fair housing, and tenant relations.
• Review occupancy, invoices, and payment plans; develop action plans for late payments.
• Review and approve site staff timecards.
• Educate and develop community managers on Cascade policies and procedures.
• Work with marketing to develop plans for fulfilling vacant units.
• Communicate with owners, partners, and constituents under PM direction.
• Maintain regular and reliable attendance during scheduled hours.
