Job summary

You will supervise peer managers, work with owners, ensure regulatory compliance, and implement strategies to improve resident service and asset value. This is a full-time, on-site role with an emphasis on leadership and financial oversight.

Qualifications

• High school diploma or GED required.
• Bachelor's degree preferred.
• 3+ years of community management experience with 500+ units.
• 2+ years managing multiple properties in a role with leadership responsibilities.
• CPM or ARM certification preferred.

Responsibilities

• Formulate and manage annual operating and capital budgets for communities and report monthly on performance.
• Oversee financials including timely payment of invoices and arrears plans.
• Collaborate with Accounts Receivable to ensure timely collections and address anomalies.
• Attend meetings with owners to discuss performance and action plans.
• Ensure all operational functions (rent increases, notices, inspections) are budgeted, tracked, and implemented.
• Recruit, hire, train, and manage staff; escalate performance issues with HR for progressive discipline.
• Maintain harmonious relationships with ownership groups; fulfill requests from ownership and third parties.
• Meet with community staff regularly to monitor performance and provide training and feedback.
• Coach and develop on-site staff to improve stability and performance.
• Identify training needs for field staff with senior managers and HR.
• Ensure compliance with local, state, and federal laws affecting the industry and resident relations.
• Make regular site visits to ensure property health and safety standards are met.
• Oversee maintenance quality through preventative inspections and timely work orders.
• Address emergencies after hours and coordinate with on-site teams.
• Approve repairs and maintenance contracts within delegated authority and monitor vendor performance.
• Monitor PBV waitlists and related certifications; address deficiencies with HR when needed.
• Maintain property records and security standards per Cascade protocols.
• Review and approve on-site staff timecards.
• Perform other duties as required.
