Job summary

Jobtailor is seeking a Real Estate Development Manager to support Bagel Brands’ growth by identifying and advancing new store development opportunities across the Central region.

You will analyze trade areas, review properties, conduct site visits, and coordinate with cross-functional teams to move LOIs, leases, and construction milestones. This role requires five-plus years in CRE, a bachelor’s degree, strong analytics, and willingness to travel up to 50%.

Qualifications

• Minimum of five years of experience in commercial real estate, development, or related field.
• Bachelor’s degree in Business, Real Estate, or related discipline.
• Strong analytical and organizational skills with the ability to manage multiple projects simultaneously.
• Proficiency with Microsoft Office applications and cloud-based project management systems such as Smartsheet.
• Strong interpersonal, communication, and networking skills.
• Ability to travel up to 50% as business needs require.
• Experience supporting retail, QSR restaurant, or multi-unit development environments preferred.
• Experience with demographic analysis and real estate analytics tools preferred.

Responsibilities

• Identify and advance new store development opportunities across the Central region for Bagel Brands.
• Research and analyze trade areas using demographic tools, market data, and competitive analysis.
• Review prospective properties and provide insights on real estate opportunities.
• Conduct site visits, market tours, and property evaluations with brokers and leadership.
• Manage development projects within the new store pipeline.
• Track workflows, LOIs, lease executions, design and construction milestones.
• Monitor lease execution goals to support openings.
• Build site packages for LOIs and prepare presentations for Real Estate Committee.
• Negotiate LOIs, deal economics, TI allowances, and site terms.
• Partner with Real Estate, Design, Construction, Operations, Finance, and Support Center teams.
• Maintain development pipeline reporting and cross-functional updates.
• Provide reporting on site progression, lease activity, and pipeline performance.
• Interface with landlords, brokers, developers, and external partners.

Job description

• Support Bagel Brands’ growth strategy by identifying, evaluating, and advancing new store development opportunities across the Central region portfolio
• Research and analyze existing and prospective trade areas using demographic tools, market data, and competitive analysis
• Review prospective properties and provide insights and recommendations on real estate opportunities
• Conduct site visits, market tours, and property evaluations with brokers and company leadership
• Manage and advance development projects within the new store pipeline
• Track development workflows, schedules, and milestone dates for LOIs, lease execution, design, and construction activities
• Monitor lease execution goals to support new store opening objectives
• Build site packages for executed LOIs and prepare presentations for Real Estate Committee review and approval
• Negotiate LOIs, including deal economics, tenant improvement allowances, landlord work letters, and site-specific terms
• Partner with Real Estate, Design, Construction, Operations, Finance, and Support Center teams throughout the development lifecycle
• Maintain development pipeline reporting, project tracking, and cross-functional status updates
• Provide reporting and insights on site progression, lease activity, and pipeline performance
• Interface with landlords, brokers, developers, and other external partners
• Build and maintain professional relationships to identify and advance development opportunities

Requirements

• Minimum of five years of experience in commercial real estate, development, or related field
• Bachelor’s degree in Business, Real Estate, or related discipline
• General knowledge of the real estate development process
• Strong analytical and organizational skills with the ability to manage multiple projects simultaneously
• Proficiency with Microsoft Office applications and cloud-based project management systems such as Smartsheet
• Strong interpersonal, communication, and networking skills
• Ability to work independently and effectively within a cross-functional, team-oriented environment
• Strong attention to detail and commitment to delivering high-quality work
• Ability to travel up to 50% as business needs require
• Experience supporting retail, QSR restaurant, or multi-unit development environments preferred
• Experience with demographic analysis and real estate analytics tools preferred
• Experience managing development pipeline reporting and project coordination preferred
• Ability to sit, stand, and use a computer for extended periods
