Job summary

HomeTeam is seeking a Real Estate Investment Sales Specialist (Dispositions Manager) to own the post-contract process, build buyer demand, negotiate, and close deals. You’ll be responsible for crafting competitive offers, managing assignments, and driving speed from contract to close.

A real estate license is not required. You will grow our cash buyer network, market properties, and run proactive outreach across text, email, and social channels.

Qualifications

• 3+ years of sales experience required.
• Disposition/wholesale/real estate investing experience preferred but not required.
• Outbound prospecting or cold calling experience.
• Strong communication and negotiation skills required.
• Ability to build relationships with investors and business professionals.
• Strong problem-solving and critical-thinking skills.

Responsibilities

• Build, maintain, and grow HomeTeam's cash buyer list; proactively prospect and cold call new investors
• Learn each buyer's criteria and match them to the right deals
• Market every deal by text, email, and social media on our weekly cadence
• Run buyer walks every Tuesday and Thursday, and fill them
• Analyze deals (ARV, repairs, spread) and present the opportunity with confidence
• Create competition and urgency to maximize price and speed
• Negotiate offers and assignment terms
• Protect every deal from contract to close; follow up relentlessly to keep fallout low
• Give Acquisitions fast, honest pricing feedback so we buy right
• Keep an organized, current buyer pipeline in our CRM
• Work closely with Acquisitions, Transaction Coordination, and Project Management for a seamless contract-to-close process
• Own your scorecard: days to assignment (goal: under 7), credible offers per deal (goal: 3+), assignment fees, and contract fallout
