Job summary

Enterprise Community Partners seeks an Asset Manager, Real Estate Equity to oversee a portfolio of LIHTC and workforce housing investments. You will perform site visits, financial reviews, and workouts to ensure alignment with business plans while supporting disposition efforts and investor returns.

Responsibilities include monitoring property performance, coordinating with General Partners, funders, and regulators, and preparing memos and analyses for approvals.

Qualifications

• 5-7+ years’ experience with real estate, housing programs, finance, accounting or property management.
• Bachelor’s degree required, preferably in real estate, finance, accounting or related field.
• Strong financial analysis skills are required.
• Familiarity with loan documents, partnership agreements, contracts and other legal documents is required.
• Knowledge of real estate and LIHTC are required.
• Strong computer skills; thorough knowledge of MS Word, MS Excel, and MS Outlook are preferred.
• Ability to adjust quickly to changing priorities and circumstances is required.
• Ability to work evening and weekend hours during peak periods is required.
• Strong organizational skills and ability to coordinate complex activities, prioritize conflicting demands and meet deadlines.
• Must be highly motivated and able to work independently with minimal supervision.
• Must demonstrate strong ethics in interpersonal relations and be an effective, collaborative team member.

Responsibilities

• Manage real estate portfolio of approximately 15 - 20 properties for which Enterprise provides asset management for Real Estate Equity funds.
• Identify, communicate and mitigate risks via reporting tools and communications with General Partners/Sponsors, property managers, and on-site visits.
• Review, analyze and evaluate monthly property performance against proforma and budget; provide feedback to General Partners/Sponsors and internal Real Estate Equity team.
• Work with General Partners/Sponsors, funders and regulatory agencies to execute and modify business plans as needed, including removal or restructuring actions.
• Negotiate problem resolution/workout strategies with general partners, lenders and public-sector entities.
• Conduct project site visits and provide technical assistance as necessary.
• Evaluate past and forecast property performance and performance of Sponsors and management agents.
• Prepare disposition memos and refinance analyses with VP Asset Management for feedback and approvals.
• Support portfolio implementation of Enterprise’s strategic plan, ESG priorities and fund-specific plans including rent and affordability monitoring, climate risk mitigation, social services, health action plans and resident wealth creation.
• Coordinate with Housing Credit Regional Asset Management teams on communication with partners.
• Interface with VP Asset Management during reporting cycles and with Investment Committee and Advisory Committee as needed.
• Prepare meeting materials for investor meetings and assist with quarterly and annual updates.
• Track insurance renewals, real estate tax payments and appeals, and monitor market conditions.
• Complete internal and external reports accurately and on time.
• Interact with Enterprise staff to provide timely information.
