Job summary

Enterprise Community Partners is seeking an Asset Manager, Real Estate Equity to oversee a portfolio of affordable and workforce housing investments. You will perform on-site reviews, financial analyses, and performance evaluations to ensure underwritten plans stay viable and meet investor expectations.

The role requires 5–7+ years in real estate or related fields, a bachelor’s degree, and strong analytical and negotiation skills.

Qualifications

5+ years’ experience in real estate, housing programs, finance, accounting or property management.
Bachelor’s degree required in real estate, finance, accounting or related field.
Strong financial analysis skills.
Familiarity with loan documents, partnership agreements, contracts and other legal documents.
Knowledge of LIHTC and real estate operations.
Strong computer skills with MS Word, Excel, Outlook.

Responsibilities

Manage portfolio of 15–20 properties under Real Estate Equity funds.
Identify and mitigate risks via reporting with GPs/sponsors, managers and on-site visits.
Review and evaluate monthly property performance against proforma and budget.
Coordinate with General Partners/Sponsors, funders and regulators to revise plans as needed.
Negotiate workout strategies with general partners, lenders and public-sector entities.
Conduct site visits and provide technical assistance on systems and processes.
Prepare disposition memos and refinance analyses with VP Asset Management.
Support ESG priorities, rent and income affordability monitoring, and climate risk mitigation.
