Responsibilities

• Proactively identify and evaluate development opportunities, including off-market land and public-sector opportunities.
• Conduct research using property appraiser databases, GIS systems, zoning maps and municipal resources.
• Track ownership, zoning status and deal pipeline activity across multiple markets.
• Analyze zoning codes and land-use regulations across various jurisdictions.
• Evaluate development potential, including density, height, setbacks and overlay districts.
• Form independent conclusions regarding achievable project scale, including density bonuses and entitlement strategies.
• Build and maintain detailed development pro formas.
• Analyze key assumptions, including land basis, construction costs, rents, absorption and exit scenarios.
• Evaluate IRR, equity multiple, yield on cost and risk-adjusted returns.
• Stress-test deals and validate inputs using market data.
• Develop clear investment narratives for each opportunity.
• Analyze submarket trends, demand drivers and competitive positioning.
• Present recommendations supported by quantitative analysis and strategic judgment.
• Work with architects and consultants to test site plans and development scenarios.
• Evaluate unit counts, layouts, parking ratios and building massing.
• Translate design decisions into financial and operational impacts.
• Assist in preparing responses to RFPs and public-private partnership opportunities.
• Develop compelling narratives around community impact, housing needs and economic benefits.
• Support the creation of presentation materials for municipalities and other stakeholders.
• Track multiple deals simultaneously across various stages.
• Maintain organized underwriting files, notes and deal documentation.
• Ensure continuity and accuracy across all active opportunities.
• Assist with LOIs, due diligence and investment committee materials.
• Respond quickly to time-sensitive opportunities and requests.
• Support senior leadership with ad hoc analysis and reporting.
• Support acquisitions, dispositions and refinancings with operational underwriting input.
• Lead data-room preparation, buyer and lender tours and due diligence.
• Monitor debt covenants, reserves and lender reporting.
• Ensure property-level actions align with approved business plans.
