Role: Senior Associate, Development Acquisitions

Location: Midtown Manhattan, NYC

A rapidly growing real estate developer focused on large-scale, mixed-use developments is seeking a Senior Associate of Acquisitions to join its New York City team. The firm specializes in complex, urban projects incorporating residential, hotel, commercial, retail, and entertainment components across major U.S. markets.

This role is ideal for a front-end underwriting specialist—a true financial maven who enjoys evaluating complex development opportunities, stress-testing assumptions, and shaping investment decisions at the earliest stages of the deal lifecycle.

The Role

The Senior Associate will be a core member of the acquisitions and investment team, with primary responsibility for investment underwriting, feasibility analysis, and transaction support. While the role offers visibility into how projects evolve post-acquisition, the focus remains firmly on deal evaluation, financial structuring, and investment decision-making, rather than hands-on development execution.

Key Responsibilities
  • Lead front-end financial underwriting and valuation for large-scale, mixed-use development opportunities.
  • Build and maintain institutional-quality development models incorporating multiple asset classes, phasing, and complex capital stacks.
  • Analyze feasibility, risk, and return drivers across residential, hospitality, office, retail, and experiential components.
  • Conduct sensitivity analyses, scenario testing, and downside risk assessments.
  • Prepare investment committee materials, deal memos, and partner presentations.
  • Support acquisition structuring, joint venture analysis, and capital allocation decisions.
  • Coordinate with development, capital markets, and third-party consultants to validate assumptions and inputs.
  • Track market data, underwriting benchmarks, and investment performance assumptions.
Candidate Profile
  • 4–7+ years of experience in real estate acquisitions, investments, or development underwriting
  • Demonstrated strength in ground-up development underwriting (required), exposure to global projects would be a distinct advantage.
  • Experience underwriting mixed-use and multi-asset projects, ideally including residential and hospitality projects where operating partners form part of the underwriting assumptions.
  • Advanced financial modeling skills with the ability to manage complexity and ambiguity.
  • Investment-oriented mindset with strong judgment and attention to detail.
  • Comfortable operating in a high-growth, fast-moving environment.
