Align Capital Solutions is seeking a Capital Markets Associate to help shape capital strategies for multifamily housing investments. You will structure capital stacks, lead due diligence, and develop sophisticated financial models across development and preservation deals.

You will collaborate with private developers, PHAs, and government agencies to ensure viable financing and compliance with affordable housing requirements. This role offers growth with a startup-like trajectory.

Qualificações

• Bachelor's degree in real estate, finance, economics, or business is required.
• 5-7 years of relevant work experience in multifamily development or finance.
• Strong understanding of real estate fundamentals and ability to navigate operating pro formas.
• Knowledge of capital structures and sources used to finance real estate projects (construction debt, private equity, LIHTC, etc.).
• Experience in collaborative, team-based settings; ability to work independently and meet deadlines.
• Excel skills including financial and real estate cash flow modeling; proficient in Word, Excel, and PowerPoint.

Responsabilidades

• Capital Stack Optimization: structure capital stacks from multiple sources.
• Strategic Underwriting: lead due diligence for apartment and mixed-use investments.
• Sophisticated Financial Modeling: develop multi-tiered financial models for development and preservation deals.
• Public-Private Partnership Liaison: coordinate with PHAs, state agencies, and private developers.
• External Stakeholder Management: secure financing from tax-exempt bond issuers, banks, HUD/FHA lenders, etc.
• Contract & Documentation Oversight: review project contracts and regulatory agreements.
• Investment Memoranda & Strategy: write memos on macro and affordable housing drivers.
• Proposal Development: respond to RFPs/RFQs for mixed-income opportunities.
• Stakeholder Presentation: present modeling outputs to investment committees and boards.
