About the Role
- Role focuses on operationalizing asset management tasks
- Role involves managing between two and five contracts or projects at any given time.
About the role
- When a project is behind, we sometimes fund acceleration: labor incentives, extra shifts, expedited equipment, payments that unblock a trade. Someone has to know whether that money reached the people doing the work and whether it bought schedule. That is this role.
- It is not an accounting job. You own the judgment: what each dollar is buying, which contractors are performing, what the contract incentives are really doing to behavior, and where the next dollar should go. Your findings change how we run the program. We measure, recommend and set conditions on our own funding. The developer and its contractors run the work.
What you will do
- Map how funds move from company through the developer and landlord to the general contractor and trades on each project, including lender controls that can trap cash, and confirm the money lands where it was meant to.
- Read the liquidated damages, bonus and payment terms in the construction contracts to understand each contractor’s real incentives, and flag where damages exposure or unpaid amounts are stalling work.
- Build a simple scorecard of contractor performance (schedule against baseline, crew levels, milestone completion, rework) tied to each funding tranche.
- Compare results across spend types and across sites, say which dollars bought the most schedule, and recommend what to fund more, change or stop.
- Run the tiered check on spot spend: small items logged, mid size items to the team for same day sign off, large items to Finance for approval. Push back when a request has no basis.
- Own site reconciliations and settle the books monthly with the counterparties.
- Give the negotiators the facts they need on delay credits, damages and claims.
- Spend time on site with contractor and developer management.
You may be a good fit if you
- Have managed or monitored the commercial side of large construction projects from the owner, developer or lender side.
- Can put a schedule update and a pay application side by side and tell whether they describe the same project.
- Understand liquidated damages, incentive and retention schemes, retainage, pay when paid terms, lien waivers and change orders, and how they drive contractor behavior.
- Build your own analysis from messy data without waiting for a system.
- Will tell senior people that a spend is not working, with the evidence.
- Think in terms of program design, not transaction processing.
Strong candidates may also
- Have data center, power or other mission critical experience.
- Have worked as a lender’s construction monitor or independent engineer certifying draws against progress.
- Have done earned value or forensic delay analysis.
- Have designed craft labor incentive programs (per diem, retention, completion bonuses).
