Job summary

UDR is seeking a Service Manager to join The Carriage Homes at Wyndham in Glen Allen, VA (265 units). This role oversees inspection, maintenance and repair efforts, and coordinates quick turnover of vacated apartments to occupancy.

You will lead the service team, manage the budget and safety program, supervise vendors and staff, and ensure compliance with OSHA and company standards while delivering superior resident service.

Qualifications

• High School Diploma or its equivalent preferred.
• Technical or vocational certificate and/or degree preferred.
• Minimum four years’ experience in building and mechanical maintenance including HVAC, electrical, plumbing, appliance repair, painting and drywall.
• EPA Type II certification is required or preferred depending on location.

Responsibilities

• Manage and complete resident service and maintenance requests, and process work orders.
• Meet the service budget and manage financial resources for maintenance projects.
• Lead, direct, and supervise the service team and provide feedback on performance.
• Review timekeeping records and ensure safety and OSHA compliance.
• Coordinate pest control, pool maintenance, and vendor turns to ensure quality and safety.
