Job summary

Greystar is seeking a Property Manager for a California property. The role oversees daily operations, budget management, leasing, and compliance with Fair Housing and ADA. You will lead a property team, coordinate with vendors, and ensure financial goals are met.

The position emphasizes strategic marketing, resident satisfaction, and strong collaboration with campus or university partners. Applicants should have relevant degree and 4–6 years of experience in housing management.

Qualifications

• 4–6 years of relevant experience in residence life and/or property management.
• Knowledge of equity and inclusion issues and laws impacting higher education and community living (FERPA, ADA, Title IX).
• Ability to implement problem solving strategies for residential challenges.
• Detail‑oriented, compassionate, diplomatic with excellent written and verbal communication.

Responsibilities

• Develop and input property budgets by analyzing financial statements and market data.
• Set rent rates and ensure timely collection, deposits, and monthly financial reporting.
• Approve invoices and coordinate with vendors, contractors, and stakeholders.
• Monitor expenditures within budget and manage petty cash and financial controls.
• Oversee lease enforcement, applications, renewals, inspections, notices, and late fees as per lease terms.
• Build partnerships with university officials and stakeholders to ensure compliance and community alignment.
• Gather market trends and implement short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
• Promote resident satisfaction by addressing complaints and service requests; supervise maintenance staff.
