Job summary

Greystar is seeking a Property Manager to oversee day-to-day operations of a designated apartment community in Spring, TX. You will lead a property team, manage budgets, drive leasing and revenue, and ensure compliance with housing laws and company policies.

You will coordinate maintenance, vendor relations, and tenant relations while achieving occupancy and financial goals. A strong candidate has 4–6 years in property management and excellent communication skills.

Qualifications

• Bachelor’s degree preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum of relevant property management, sales, marketing, and customer service experience.
• Ability to manage multiple priorities in a fast-paced environment.
• Excellent communication, conflict resolution, and customer service skills.
• Detail-oriented and self-motivated with ability to lead and work independently.

Responsibilities

• Develop budgets for the property by analyzing financial statements, reviewing marketing information, and using operational reports.
• Meet revenue targets by setting rents, collecting fees, and reviewing monthly financials.
• Approve vendor invoices and manage communications with contractors and owners.
• Control expenditures within the approved budget and manage petty cash.
• Oversee lease processes, applications, renewals, inspections, notices, and late fees.
• Analyze market trends and implement marketing and leasing strategies to hit occupancy and revenue goals.
• Promote resident satisfaction and supervise maintenance staff to meet company standards.
• Conduct regular property inspections to ensure safety, cleanliness, and appeal.
• Supervise staff through hiring, orientation, training, and performance management.
• Assist in client/owner relationship management with updates and tours.
