James Place SPE, LLC is seeking a Property Manager to oversee day-to-day property operations, drive asset value, and lead a positive property team.

You will support financial goals, maintain top customer service, and ensure accurate records for rents, delinquency, and move-ins/move-outs. The role emphasizes regulatory compliance, leasing effectiveness, vendor coordination, and safety adherence.

• Achieve Fair Housing certification prior to interaction with prospects or residents.
• Knowledge of OSHA laws and regulations.
• Be able to work evenings and weekends.
• Team Members must fulfill the performance standards of this position and comply with policies, rules, and procedures of the company, including those set out in the Team Member Handbook or otherwise communicated (verbally or writing) to team members.

Responsabilidades

• The Property Manager is fully accountable for day-to-day property operations and overseeing the property team.
• Support the property’s financial goals and manage the asset in owners' best interest per company policies.
• Maintain the highest level of customer service and online presence.
• Maintain accurate records of community transactions and metrics (rent rolls, delinquency reports, move-ins/move-outs).
• Ensure resident files comply with regulatory agreements, covenants, and LURA.
• Assist in preparing annual budgets and income projections.
• Ensure rents and late fees are collected, posted, and deposited timely.
• Follow company procedures and state/local eviction laws.
• Coordinate vendor/contractor communications, scheduling, billing, vendor relations, and credentialing.
• Complete property PCard reconciliations monthly.
• Ensure property is leased to fullest capacity based on ownership objectives.
• Ensure leasing staff use effective sales techniques and gather market data.
• Monitor traffic, conversion, budgets, renewals, and marketing data to provide up-to-date information.
• Ensure leasing and maintenance staff attend required training.
• Verify leases and paperwork are completed and entered daily into the software system.
• Follow Emergency Response Plan to minimize liabilities during incidents.
• Distribute notices in Resident Portal as needed.
• Enforce Fair Housing policies consistently.
• Ensure staff efficiency through training, instruction, counseling, and leadership.
• Coordinate maintenance schedules with Service Manager.
• Administer performance counseling and document communications with HR.
• Ensure all personnel processes meet deadlines.
• Maintain community appearance and model units; coordinate repairs.
• Ensure service requests are logged and communicated to maintenance and followed up within 24 hours.
• Learn and ensure compliance with safety rules at all levels.
• Direct staff to adopt a "safety first" approach.
• Attendance is imperative and onsite office hours must be maintained.
