Job summary

Vest Residential in Kannapolis, NC, is seeking a Property Manager to oversee day-to-day operations of an assigned multifamily property. You will lead the on-site team, manage budgets, optimize occupancy, ensure compliance with Fair Housing and ADA, and maintain resident satisfaction.

Responsibilities include budgeting input, rent setting, reporting, vendor coordination, leasing enforcement, inspections, and staff supervision.

Qualifications

High School diploma, GED or equivalent experience in property management.
Experience with property management software (Yardi and/or One Site).
Strong reading, writing and communication skills for legal documents and leasing.
Valid driver's license for on-site vehicle use and staff coordination.

Responsibilities

Assists in developing the property's budget by analyzing financial statements and market data.
Meets revenue targets by setting rents, collecting payments, and producing monthly reports.
Approves vendor invoices and coordinates with accounting and owners.
Controls expenditures to match the approved budget and manages petty cash.
Oversees leasing process, lease enforcement, inspections, notices, evictions, and fees.
Gathers market trends and implements marketing and leasing strategies.
Promotes resident satisfaction by addressing questions and service requests promptly.
Conducts regular property inspections and ensures safety and appearance standards.
Supervises staff through hiring, training, and performance management.
Maintains client/owner relationships with updates and property tours.
Assist at other properties and training when needed.
